Skylights are one of those home features that homeowners either love or come to regret. Done right, they bring natural light into a room and transform the feel of a space. Done wrong, they leak, fade your floors, and overheat the room they were supposed to brighten. Here is what to know before you install or replace a skylight.

The Real Benefits

Natural light. Skylights bring in significantly more daylight than even a large window because the light comes straight down. Hallways, bathrooms, and interior rooms that have no window access can be transformed.

The Potential Downsides

Heat. Skylights without good glazing technology can let in a lot of solar heat, which works against your air conditioning. Modern energy efficient skylights have low E coatings that reduce this significantly.

UV exposure. Direct sunlight through a skylight can fade flooring, furniture, and artwork over time. Quality glazing reduces UV transmission.

Cost. Adding a new skylight is more involved than replacing one. The opening has to be cut, framed, flashed, and finished. Costs add up quickly.

Limited lifespan. Skylights do not last forever. Most have a service life of about 20 to 25 years. After that the seals fail, condensation appears between the panes, and they become a leak source.

Choosing the Right Skylight

If you are adding or replacing a skylight, the key choices are:

Fixed or vented. A fixed skylight is sealed shut and only provides light. A vented skylight opens for ventilation. Vented units cost more but add useful function.

Solar powered or electric. Modern vented skylights can be operated with a remote and even close automatically when it starts to rain. Solar powered options qualify for tax credits in some cases.

Glass or plastic glazing. Glass with low E coatings is the gold standard. Plastic skylights are cheaper but yellow and crack over time.

Brand and warranty. Stick with proven brands like Velux. The product warranty matters and so does the installer warranty.

The Importance of Professional Installation

This is the single most important decision. A skylight is a hole cut in your roof. The flashing, sealing, and integration with the surrounding shingles has to be done correctly or it will leak. Most skylight problems trace back to bad installations, not bad products.

When to Replace an Existing Skylight

If your roof is being replaced and your skylight is more than 10 years old, it usually makes sense to replace it at the same time. Reusing an old skylight when the roof around it is brand new often leads to leaks at the flashing within a few years. The cost of replacing the skylight while the crew is already there is much less than coming back later.

Signs an existing skylight needs replacement include leaks, condensation between the panes, cracked or yellowed glazing, and difficulty opening if it is a vented unit.
