Slope Is the Norm Here, Not the Exception

Most of the lots we build on across the foothills and mountains have some kind of grade change. Flat backyards exist, but they are not the default. Steep lots, terraced lots, and walkout basements are part of life in our area.

Decks designed for these conditions can be even more beautiful than decks on flat lots because they take advantage of the elevation.

Engineered Footings for Real Loads

On a sloped lot, the downhill side of a deck can sit ten, fifteen, even twenty feet above the ground. The footings, posts, and beams have to carry serious vertical load.

We design footings sized for the specific soil and slope, with code-required depths and proper drainage. This is not the place for shortcuts.

Multi-Level Designs Follow the Land

Instead of fighting a slope with one tall single-level deck, we often design multi-level decks that step down with the grade. Each level has its own purpose and the staircases between them feel natural.

The result is a deck that looks like it grew out of the lot, not one that was forced onto it.

Tall Posts and Visual Weight

Tall posts on the downhill side of a deck can look spindly if they are not sized correctly. We specify post dimensions that look proportional to the height. A six by six on a tall post position can look thin. A larger post or a wrapped column looks substantial.

These small choices make a tall deck look planted in the ground rather than perched on stilts.

Use the Space Underneath

Sloped lots create usable space under the deck. We design that space intentionally. A finished patio under the deck. A storage area. A shaded retreat for hot summer days.

On a walkout basement, the lower level often becomes a second outdoor living area accessible directly from the basement door.

Drainage Done Right

On a slope, water moves fast. We plan for it. Gutters and drains under the deck can route water away from the home. The grade around the footings has to slope away from the foundation.

Poor drainage around a sloped deck causes settling, erosion, and foundation problems. Done right, the deck actually helps manage water on the lot.

Stairs Designed for Real Use

Sloped lots often need long stair runs to get from the deck down to the yard. We design these with intermediate landings, comfortable riser heights, and good lighting so the stairs feel like part of the design instead of a chore.

Wide stairs with planter beds along the side can become some of the most beautiful features of the build.

Take Advantage of the View

The reason most sloped lots exist in North Georgia is the view. Mountains, lakes, woods, or rolling pasture. A well-designed deck on a sloped lot frames that view and gives you the best seat in the house.

Cable railings, glass panels, and careful seating placement all help the view become the centerpiece.

Are sloped lots more expensive to build on?

Usually yes, because of the additional framing, taller posts, longer stairs, and engineered footings. The added cost is often worth it for the elevated view and the multi-level design opportunities the slope creates.

Can a deck help with erosion on a sloped lot?

A well-designed deck with proper drainage can protect the soil under and around it. Combined with smart landscaping, the deck and footings can stabilize an area that was previously eroding. We coordinate with landscape design when this matters.
